Summary: The focus of the Marketing Manager is on developing creative strategies that will increase traffic and rental income for the company including digital marketing, branding, design, customer service, web site optimization and lease up specialization. The Marketing Manager is considered the subject matter expert and will work closely with the properties to ensure effective and consistent marketing and branding strategies are implemented.

Duties and Responsibilities:

Directs and oversees national and regional marketing initiatives, campaigns, and programs.

Directs internal and external resources to execute all web, PPC, SEO/SEM, ILS, email, social media, content marketing and display advertising campaigns.

Develop, implement, and maintain a company branding strategy to market SCB as a corporate entity, and promote consistency with respect to property signage, advertising design, promotion efforts, web presence, and collateral materials.

Work closely with Director of Property Management and Development teams to gain knowledge about each apartment community under construction and what marketing strategies are needed to support the leasing activities after the construction is completed. Develop and implement marketing plans and budgets to support lease up activities.

Develop marketing package for new property(ies) including logo design, website setup, brochure design, property signage and/or similar functions.

Coordinate selection of finishes, furniture and décor and setup of new offices, amenities and models during construction and renovations.

Develop local outreach strategies and business relationships for new and existing communities.

Monitor changes to the marketplace, and have a thorough understanding of current multifamily industry trends. Ensure all marketing is aligned with both, and adjusted accordingly.

Evaluate and report on the effectiveness of marketing and lead generation activities to determine the most cost-effective method of generating qualified rental traffic. Maintain monthly ledger of cost-per-lease on all advertising. Make quarterly recommendations to change exposure levels, cost, duration, etc.

Manage and develop marketing budget.

Negotiate agreements with and manage relationships with advertising and marketing service providers, consultants, and merchandise vendors.

Monitor all advertising media to assure quality is consistent with company branding strategy.

Manage design and printing of marketing collateral used at the properties and corporate.

Utilize property management software to provide property updates as needed.

Assists with Property Management functions as necessary.

Perform other duties as required.


BA in Marketing, Journalism, Advertising, Telecommunications or another related field.

3+ years of progressive marketing experience in property management.

Proficient with content management software and property management software.

Ability to effectively communicate and work with all levels of management.
